End User Licence Agreement
This agreement covers installing and running the CasaFinder application on your own device. It applies once you have a licence — see the Terms of Service for how a licence is purchased and what it costs.
Who we are

Grant of licence
Subject to payment of the licence fee and your compliance with this agreement, we grant you a personal, non-exclusive, non-transferable licence to install and run the CasaFinder application on hardware you own or control, for your own personal property search. This licence is not a sale of the software — we retain ownership of it. You may not resell, sublicense, or share your licence file with anyone else.
We can revoke this licence if you materially breach this agreement, the Terms of Service, or the Acceptable Use Policy — for example, by using the software to attempt to circumvent a website’s anti-automation protections. Revocation doesn’t automatically entitle you to a refund of a licence fee already paid; the Terms of Service’s cancellation section covers refunds.
Where the app runs and what it stores
CasaFinder runs entirely on your own computer. Every web request, every piece of listing text it reads, and every score, rating and preference it stores is processed and kept in a local database file on your own disk — not sent to us, and not held anywhere we can see it. Uninstalling the app and deleting that database file removes everything it has ever stored.
Bring-your-own AI: three modes, one rule
CasaFinder can score listings using an AI model, in whichever of these ways you choose during setup:
- Basic mode — no AI provider at all. Listings are filtered using rules only.
- Your own API key — you paste a key for a provider such as Google Gemini, OpenAI, Anthropic, or OpenRouter, and pick any model that provider offers. Listing text is sent directly from your computer to that provider, using your credentials.
- An existing CLI subscription — if you already have Claude Code or the Codex CLI installed and signed in, CasaFinder can use that subscription directly. No key is pasted into the app in this mode; requests go through the CLI tool you’re already authenticated with.
In every mode that involves AI, the relationship with that provider — its cost, its rate limits, its terms of service, its own data handling — is between you and that provider. You are solely responsible for obtaining, funding, and maintaining whatever access you choose to use, and for that provider’s own charges. We disclaim all liability for costs incurred, requests throttled, or accounts suspended by a third-party AI provider as a result of using CasaFinder against it.
Updates
We may release updates to keep the app working as listing sites change. This licence covers the version current at the time you bought it and subsequent updates we make available to you at no extra charge, for as long as we continue to offer them.
Limitation of liability
To the fullest extent the law allows, our total liability to you arising out of this licence or your use of the software is limited to the amount you actually paid for your CasaFinder licence (£25). We are not liable for indirect or consequential losses, including lost opportunities to view or apply for a property, arising from the software’s operation, downtime, or a listing source becoming unreadable. Nothing in this agreement limits liability that cannot lawfully be limited, such as liability for death or personal injury caused by negligence, or for fraud.
Warranty
The software is provided on an “as is” basis. We do not warrant that it will be uninterrupted, error-free, or compatible with every listing website indefinitely. Nothing here affects your statutory rights as a consumer under the Consumer Rights Act 2015.
Termination
This licence continues until terminated. You may stop using the software and delete it at any time. We may terminate it if you breach this agreement in a way you don’t remedy after we tell you about it.
